Nevin
T. Spieker specializes in representing
tenants throughout the country but focuses locally in the South Bay
Area. Mr. Spieker adds value for clients through deep market knowledge
and understanding of construction, building design and systems. His
notable transactions include the following:
- Interwoven
(IWOV): Negotiated an 88,000 square foot lease termination
saving the IWOV 5 million dollars over 3 years. In addition Mr. Spieker
assists IWOV with the leasing / subleasing and oversight of its 50
offices nationwide.
- Semtech:
Assisted Semtech in locating their new 25,000 square foot Research
/ Development and Test lab in Santa Clara. This technical requirement
with specialized tenant improvements involved extensive electrical,
HVAC and gas distribution. In order to negotiate an aggressive real
estate transaction, SSC conducted thorough building research, space
planning and construction pricing for the final three buildings.
- First
Franklin Financial Corporation:
Renegotiated First Franklin’s 75,000 square foot corporate headquarters.
Assisted First Franklin in all phases of the process including space
programming, selection of architects and a project management team.
Mr. Spieker’s negotiation resulted in a cost savings of $20
million over their existing landlord’s proposed renewal.
- FM
Industries:
Renegotiated FM Industries’ 55,000 square foot Fremont headquarters.
Prior to deciding on renegotiate, Mr. Spieker prepared a detailed
financial analysis comparing cost of relocating to Union City or Livermore
from Fremont. Through the financial analysis and employee zip code
studies, it was determined that a Fremont renewal offered the best
financial solution for FM Industries and their employee base.
Mr.
Spieker began his career in commercial real estate with Cushman Realty
Corporation in 1996. Following his tenure with Cushman Realty, he joined
Goldman Sachs Real Estate Department, where he was involved with public
debt and equity financing for Real Estate Investment Trusts.
Mr.
Spieker earned a bachelor’s degree in History from the University
of California, Berkeley.
