Objective:

YesVideo engaged Spieker Stratmore Commercial to achieve the following results:

  • Reduce power consumption due to significant HVAC requirements
  • Improve efficiency of HVAC in production area
  • Increase YesVideo’s square footage without increasing current monthly payment
  • Complete the relocation with no impact on YesVideo’s Profit & Loss Statement

Result:

In order to accomplish the above challenges SSC implemented the following plan:

  • SSC conducted an extensive market search throughout Santa Clara where power costs are typically 30% lower than San Jose.
  • After locating the ideal building, SSC directed inspections of the building’s HVAC systems, electrical distribution, and roof.
  • In order to accomplish YesVideo’s financial requirements, SSC negotiated a rental rate 25% lower than the existing location’s proposal (and 50% less than their current lease) with enough free rent to offset YesVideo’s relocation and set up costs.

YesVideo moved into their new headquarters in March of 2003. SSC was able to accomplish YesVideo’s stated goals and also assemble a mutually agreeable lease between landlord and tenant.

 

Objective:

SunMan Engineering engaged Spieker Stratmore Commercial 30 days prior to their lease expiration with the following objectives:

  • Achieve a rental rate of below $1.50 Full Service
  • Secure renewal and expansion options
  • Deliver the premises with a completed turn-key build-out

Result:

SSC accomplished the above challenges by implementing the following plan:

  • SSC conducted a market survey, which focused on buildings whose landlords had the ability and willingness to act quickly and offer an aggressive rental rate.
  • SSC located an ideal building and negotiated the necessary terms, but at the last minute, SunMan determined they needed more square footage.
  • With time running short and an almost ideal facility within reach, SSC negotiated a termination with the neighboring tenant securing enough space for SunMan’s long term needs.
  • SSC also negotiated an option to renew and future expansion rights to ensure flexibility for SunMan’s future.

Fidelica Microsystems engaged Spieker Stratmore Commercial as their exclusive representative to achieve the following results in their headquarters relocation:

  • Deliver a flexible lease term
  • Zero impact on the company’s profit & loss due to relocation
  • Plug and Play office and lab

Result:

SSC implemented the following plan to accomplish the above challenges:

  • SSC conducted a broad and comprehensive market search of six cities to find plug and play sites that would need minimal alterations.
  • SSC reviewed floorplans and visited over 50 sites to find three sites that best suited Fidelica’s needs.
  • After successfully leveraging the finalist building’s against one another, SSC was able to secure a site on time and well below Fidelica’s current rent.
