The building evaluation phase is one of the most critical steps in the real estate process, and one that is frequently overlooked.
While it is important that we help our clients find a building that suits their aesthetic requirements, it is essential to understand the quality of the building’s systems and its ability to satisfy our clients’ operational needs. With the information gleaned in pre-requirement planning, we are able to screen out buildings that will not effectively suit our clients’ needs. Nevertheless, we make our clients aware of these properties, explain their deficiencies, and let our clients decide whether touring them is a good use of time.
Once finalist buildings are identified, we assist our clients in understanding
the various costs associated with each option. Many leases are triple-net leases. Therefore, tenants are responsible for maintaining
the plumbing, HVAC (Heating, Ventilation, and Air Conditioning), electrical,
and roof membrane. To address this liability, SSC connects its clients with
vendors who can warn them of any existing or potential defects. This is the
essence of value-add real estate – ensuring our clients get everything
they expect and nothing they don’t.
