THAT Corporation selected Spieker Stratmore Commercial as its exclusive advisor to achieve the following objectives in the lease renegotiation of its Milpitas, California semiconductor fab facility:

  • Acquire additional square footage to accommodate THAT’s headcount growth with minimal impact to the bottom line
  • Conduct an unbiased market survey to ensure THAT received a fair and competitive market rent without incurring the cost of relocating the facility

Result:
SSC accomplished the above challenges by implementing the following plan:

  • Evaluated several options with similar layouts and infrastructure to expose THAT to the rent concessions being offered in the market
  • Focused market research on buildings with clean rooms in place to create an “apples-to-apples” comparison with the existing location
  • SSC negotiated a right of first refusal on adjacent space to accommodate growth
